Versico Roofing Systems in Pasadena, TX
Holiday freight reaches a retail center months before holiday customers do, and the roof has to be finished before either one arrives. That is the calendar behind a retail reroof in Pasadena, TX: stockrooms filling in the fall, a parking lot that has to stay open, a landlord answering to a dozen tenants, and an air-conditioning load that peaks exactly when the roof is torn open. Where a Versico membrane covers a building like these, the work goes best when it is scheduled like a store remodel.
Versico, a Carlisle company, makes VersiWeld TPO, VersiFlex PVC and VersiGard EPDM, with insulation and accessories to match. We install and repair all three. What changes from one retail roof to the next is who is under it, when they trade, and how the work reaches them.
Sort the Tenant Spaces Under the Roof
A retail roof is one surface over many businesses, and a leak does not respect lease lines. Before any repair begins we find out which tenants sit under each section, what they store, and who is responsible for the roof under each lease. A grocery bay with refrigeration, a restaurant with a hood exhaust, and a vacant suite behind a papered window all need different handling.
That map shapes the plan. Tenants with perishable stock get early notice. Tenants whose rooftop units sit in the work zone get a date for disconnect and reconnect. Vacant suites become useful for staging and temporary access, if the landlord agrees. A shopping center roof is easier to repair when the plan is written for everyone beneath it.
Assign a Versico Sheet to Each Zone of the Roof
A strip center's roof is not uniform. The field over the storefronts is a plain, open surface where a white TPO sheet can be rolled and welded quickly. Over the service side, where restaurant and nail-salon exhaust blows out, the demands are different, and Versico PVC handles grease and vapors better. Near a long run of rooftop equipment, EPDM or a heavier walk-pad layout cuts down on foot wear.
We lay out the zones on a roof plan before ordering anything. Sometimes one sheet serves the whole building, and sometimes two do. The seams where they meet are detailed so water cannot track from one into the other. Two sheets mean more detailing at the seam, and they often spare the owner a repeat visit over the exhaust zone.
Schedule the Loud Work Outside Trading Hours
Retail has its own rhythm. In the Bay Area, Meadowbrook / Allendale off I-45 carries about 204 retail locations, with Dillard's and Macy's among its stores, and Pearland has Pearland Town Center and Shadow Creek Town Center. Retail properties like these share one pressure: noise, dust and foot traffic cannot reach customers.
Tear-off, crane work and loud fastening move to early morning or overnight shifts, while the quieter finishing work can run during the day. We keep material staging away from customer entries, coordinate with security about when the lot is cleared, and post notices at the doors. Every tenant should know where the work is and when it starts, long before a delivery truck backs up to a dock.
Move People Away From the Crane Pick
On an operating retail property, the crane pick is a pedestrian problem as much as a lifting problem. We fence the swing radius, route customers and employees to a covered path, post spotters at corners and plan lifts for the hour the lot is quietest. Every crew member completes the site's safety orientation before climbing, and any hot work permit is logged with the property manager before the equipment is moved in.
Big-box stores add another layer. A big-box retail roof often has a service court where deliveries and trash pickup continue through the day. We lay out the lift and the laydown area so those routes stay open, and send written notice to the store manager about which doors close and when.
Strengthen the Parapets Before Derecho Season
The May 2024 derecho blew out windows in downtown high-rises and put estimated winds near 100 mph downtown. Retail buildings are not high-rises, but their roofs share the same weak points: long parapets, rooftop-unit curbs and perimeter edges. A loose coping stone or a lifted termination bar at a parapet gives wind a place to start peeling a membrane.
We check each of those before the sheet goes down, and rebuild what we find. Failing wall flashing is a flashing failure repair in its own right, with new counterflashing and sealed terminations. East of State Highway 146, the work also has to meet the state's windstorm inspection, so the attachment pattern is documented while the roof is open.
Give the Landlord a Map That Follows the Leases
The closeout file lists the roof by tenant bay. It shows which section covers which suite, where each repair was made, and the date of the last inspection. A property management company that holds many centers can use it to answer a tenant's leak complaint in minutes instead of weeks.
It also helps the budget. Retail roofs carry a lot of detail work: curbs for rooftop units, vent stacks, drains, scuppers and long runs of wall flashing. Those details, along with how much wet insulation has to be removed, how the crane reaches the roof, and the sheet chosen, move the cost far more than the open field does. A roof file that counts them lets a landlord compare repair, recover and replacement, and pick the one that fits the center's next several years.
Commercial Roofing Questions
A tenant complains about a leak but the landlord says the roof is fine. Who is right?
Usually both are partly right. Water travels along decks and ducts before it drips, so the stain may be far from the opening. We trace it with a moisture survey and a walk, then show the landlord and tenant the cause. A written finding ends the argument better than another round of patches.
Can we reroof a shopping center in phases across several budget years?
Yes, as long as each phase ends watertight and the sections tie together. We divide the roof into areas that can stand alone, replace the worst first, and detail each boundary so a later phase can connect without tearing out finished work. The plan works best when every area has a written budget year.
What is the difference between Versico and Carlisle SynTec membranes?
Versico is a Carlisle brand, and its sheets compete on similar ground as the Carlisle SynTec line, with TPO, PVC and EPDM options. In practice the building and its details matter more than the label. We compare warranty terms, product availability and the details each system offers for your roof before recommending either.
Can the rooftop air-conditioning units keep running during a reroof?
Most can stay on, but some need to be shut down for the hour or two when curbs are removed and flashed. We schedule those windows with the tenant and the property manager, and arrange temporary protection for the openings. Units serving food service and refrigerated spaces get priority for short, planned outages in cooler hours.
Is a recover sensible on an older retail roof?
It can be, as long as moisture testing finds the old insulation dry and the structure and local rules allow another layer. A cover board goes down first, then a fully adhered or mechanically attached sheet. A prefabricated PVC system such as Duro-Last is another route when the roof layout is simple. Wet insulation must come out first, because covering it only traps the water.
