Commercial Roofing in Kemah, TX
The Kemah Boardwalk is a major tourist attraction, a collection of restaurants and rides on west Galveston Bay along the Clear Lake channel, and a property like that keeps a schedule most roofs never see. Kitchens fire up before the doors open. Weekends bring the heaviest foot traffic. Marinas and a shrimp fleet add working buildings of their own. A roof contractor in Kemah has to treat all of that as the working site, not as background.
So the roof plan begins at the curb. We map delivery routes, ask when the kitchens are at full tilt, and find the shutdown window that costs the least revenue. Then we choose the sequence and the materials that fit a waterfront building, where the air is damp, the metal rusts early and the next storm has a long run across open water.
Schedule Around the Weekend Crowd
Hospitality roofs get their repairs on a calendar the operator already knows by heart. A restaurant wants its heaviest work Monday through Wednesday, before the weekend rush, and wants the roof dried in by the time the first prep cook arrives. A ride or attraction wants the noise gone before the gates open. We ask for the slow weeks first and plan the loud, dusty work, tear-off and fastening, inside them.
Closeness to the water changes the clock too. A membrane opened at ten in the morning has to be closed by the time the sky turns. We size each day's opening to the weather window rather than to the crew's output. The job runs a little longer. Nothing gets wet.
Marina and shrimp fleet buildings run on boats and tides, not on a retail calendar. For those owners we ask a different set of questions: when does the dock traffic peak, where do trailers park, and which doors cannot be blocked?
Pick Systems That Outlast Salt Air and Kitchen Grease
Bay air carries moisture and salt, and corrosion shows up first on the small hardware: screw heads, plates, edge metal and the straps that hold rooftop units down. We specify coated or stainless fasteners and look hard at every metal edge, because a rusted edge strip is where wind gets a grip. A tired but dry membrane can often be restored with a silicone coating that bridges seams and sheds ponding water without a tear-off.
Where a restaurant exhausts through the roof, grease collects around the fans and slowly breaks down some membranes. PVC resists those fats better than most single-ply sheets, and grease pans and curb flashings need regular cleaning whichever system is up there. A restaurant roof also needs fire-safe practice during repairs, so the hot work permit and a watch posted after the torch goes out are part of the plan every time.
Houston's summer sets the heat load: an August average high near 95 F, about 102 days a year at 90 F or higher, and morning humidity above 90 percent. Dark membranes bake under that. Reflective ones last longer.
Plan Repairs Around the Ike Lesson
In 2008 the storm surge from Hurricane Ike did heavy damage to Boardwalk restaurants and rides, and Hurricane Carla damaged Kemah in 1961. Both are reminders that a Kemah owner is planning for a storm that arrives from the water, not just from above.
Surge is a flood problem, but it leaves roof work behind it. Rooftop units get pulled and reset, penetrations get opened for new lines, and temporary patches go on in a hurry. Those are the spots we check for leaks afterward, along with the wind-lifted corners and edge metal that any hurricane damage repair starts with. Photographs taken before cleanup support the claim, and they cost nothing to take.
Before the season we recommend a preventive maintenance visit: tighten loose flashing, clear drains and replace sealant that has cracked in the sun. It is a small bill compared with an emergency dry-in the day after a front passes.
Confirm the Windstorm Line Before Pricing the Scope
State Highway 146 runs through the center of Kemah, and in Pasadena the line for the Texas Windstorm Insurance Association catastrophe area follows that same highway. Property east of SH 146 in Pasadena, La Porte, Seabrook and Morgan's Point must have its roofing work inspected through the Texas Department of Insurance windstorm program to stay insurable. Whether a Kemah building falls inside that line is a question for the owner's broker, and it gets answered before the scope is written, because the answer changes the inspection steps and the schedule.
Kemah is bordered to the west and south by League City, and Seabrook is linked to SH 146 as well. With the highway running through the center of town, we plan the crane pick and laydown area around how trucks come off it, and around the simple fact that a long truck parked at the wrong door can block a restaurant entrance for an hour.
Sequence Hot Work Away From Kitchens and Fuel
Waterfront buildings put ignition sources close together: fryers, propane, boat fuel, electrical panels exposed to salt. Anything that uses a torch or hot-air welder on a roof near them waits on a written hot work permit, a cleared work area and a fire watch that stays after the last weld. Where open flame is unwelcome, we use cold-applied adhesives or heat-welded seams made well away from vents.
Every crew member takes a site safety orientation before the first lift. Fall protection goes up at the parapet and around skylights. Edge metal, curb flashing and coping stay secured at the end of each day, so a wind gust off the bay finds nothing loose to carry. The edge metal and coping work on a waterfront roof gets as much attention as the membrane, because that is where uplift starts.
Commercial Roofing Questions
How do you keep a Boardwalk-style restaurant open during a roof repair?
By working in strips and keeping the noisy work out of service hours. We repair the section over the dining room on a day the room is closed, dry in before the cooks arrive, and stage material away from the kitchen door. Exhaust fans stay running, with a temporary cover only over the opening itself.
Does salt air shorten the life of a commercial roof?
It shortens the life of the metal, mainly. Fasteners, plates, drip edges and unit frames corrode faster near the bay, and a rusted fastener lets a membrane lift. The membrane itself ages mostly from sun and heat. Choosing coated hardware and checking metal every year protects the investment.
Our building took water during Ike. What should we look at on the roof now?
Any place where equipment was pulled and reset, or where patches went on in a hurry. Old emergency repairs can fail slowly under later rain. We scan for wet insulation, test the seams around curbs and penetrations, and replace what no longer holds, rather than adding another patch over the last one.
We are unsure whether our Kemah roof falls under the windstorm program. Who answers that?
The insurance broker or the carrier can confirm it from the property address. SH 146 runs through town, and east of that highway in Pasadena the windstorm inspection program applies. Settle the question before the scope is written, since the required inspection and its timing become part of the work plan.
When is a coating enough, and when does the roof need replacing?
A coating works on a roof whose insulation is dry and whose membrane is intact but sun-worn. A moisture survey tells you which side you are on. If the scan shows saturated insulation across the field, coating over it only traps the water, and replacement is the right answer.
